GOOD NEWS FOR FLORIDA HOMEOWNERS FLOOD INSURANCE BILL PASSED

Flood insurance reprieve granted

Measure to hold down premiums easily clears Senate; Obama expected to sign it

 WASHINGTON — Thousands of Florida homeowners facing dramatic increases in their federal flood insurance premiums won a crucial reprieve Thursday when the Senate voted overwhelmingly to cap rate hikes and provide other relief.

Both Florida senators — Democrat Bill Nelson and Republican Marco Rubio — voted for the bill, which passed 72-22. It was identical to a bill the House passed overwhelmingly last week.
It now heads to President Barack Obama, who is expected to sign it.
“There are a lot of people in Florida who are going to be saved (from) unconscionable increases,” Nelson said before casting his vote.
Under the measure, called the Homeowner Flood Insurance Affordability Act, subsidized premiums under the National Flood Insurance Program can increase no more than 18 percent for primary residences and condominium associations annually, and 25 percent for secondary homes and commercial properties.

HAVE PRE-SALE HOME INSPECTION AND TERMITE INSPECTION BEFORE YOU LIST YOUR HOME

A home inspection is a thorough visual inspection of your home, pool and any out buildings.  Remove any questions about the condition of your home.  Get a home inspection before you even put your house on the market.

This will allow you to make any needed repairs prior to listing your home.  This may increase the likelihood of a sale and perhaps even the price you receive.

A quality home inspection is well worth it.  A good inspection may entail over 1,000 items, from the foundation to the roof and take two to three hours depending on the size of the home.

Don't forget to ask the inspector to include a termite inspection.  Many times, when both inspections are done, the cost will be lower.

Complete the seller's disclosure provided to you by your realtor.  Be sure to include every known defect, however minor, that may create liability after the closing.  Be transparent, and acknowledge defects to the buyer that may have shown up during the pre-inspection.  If you are short on time and find it necessary to leave some of the home repairs for the next owner, explain that the asking price has been adjusted to reflect the needed repairs.  Such candor may help to shorten negotiations.

Gather together all paperwork including warranties and product information on the furnace, appliances and other items that remain with the home.

Taking a little time before you list your home can save you time and aggravation while your home is listed and available for showing.  Show that you are a proud, responsible homeowner and happy to receive and welcome potential home buyers.  The SOLD sign will be in your yard sooner than expected.

FOUR IMPORTANT SELLING TIPS AND FIND A GOOD CAPE CORAL REALTOR or GOOD FORT MYERS REALTOR

Choosing a Cape Coral Realtor or Fort Myers Realtor is critical when you decide to list your home.

Selling a home today is a complex transaction.  The best way to deal with all the complexities is to use the services of a qualified Realtor.  Your Realtor only gets paid if she or he accomplishes the results YOU want.  Realtors have all the marketing tools and the years of experience that can be put to work for you.

Get it Sold!
Pricing    Nothing substitutes for proper pricing.  Your asking price will either attract buyers to visit your home or discourage them from considering an appointment at all.  Proper pricing is achieved only after you review with your Realtor of the current real estate market competitive homes for sale now and those that have recently sold.  Remember, searches are done on the computer and the computer is NOT forgiving.  If you price yourself just outside a bracket, say $205,000 but you know you would take $195,000. you have just missed ALL the potential buyers that clicked their search max price at UP TO $200,000.  The buyers won't even see your listing because it won't show up on their list.  If the potential buyer, doesn't see your home, they can't fall in love and make an offer.

Appearance  Your home has only one chance to make a first impression.  Make it count!  Wow the Realtors and their customers who come to see your home.  Leave nothing to chance.  Give every feature a critical eye at to how it can look its best.  Don't be thin skinned.  Ask a friend or relative to do a walk through with you.  It never hurts to have an extra point of view.

Showings  The roll of the seller is critical during showings.  If the buyers feel that the seller is putting pressure on them or they can't ask questions of their Realtor without being overheard by the seller, they will want to get out of the house as soon as possible.  For this reason,  sellers must either leave the house prior to showing or maintain a low profile while in the house.

PREPARE YOURSELF THEN PREPARE YOUR HOME TO LIST FOR SALE IN CAPE CORAL OR FORT MYERS FLORIDA

Selling your home can be a nerve racking event, but only if you allow it to be.  Remember, YOU have decided it's time to sell.  YES, you may have raised a family in this house or painted and decorated this house BUT, don't forget, it is a house.  And for whatever reason, you have decided it's time to go.  The potential buyer didn't make this decision for you.  YOU made the decision.  Now that you have those pesty thoughts out of your head and you are thinking logically, let's concentrate on how you are going to make your home look it's best for company (showings) and bring you the MOST money at the closing table.

FIRST UP.  Walk the entire house and check the floor.  Pick up shoes by the doors, brooms leaning on door jambs, newspapers and magazines piled in the corner.  You get the idea.
  

THE KITCHEN.  Start with your countertops. I love small appliances as much as the next person BUT if a new item comes in, something MUST go.  Take a good, hard look at your counters.  If you don't use the item everyday, store it in the cabinet.  If you haven't used it in the last month, pack it up for the move.  If you can't remember the last time you used it, GIVE it to charity.  Salt and Pepper shakers, napkin holder, recipe box or books, STORE EM.  When was the last time you could see your refrigerator?  REMOVE the notes and magnets.  If you can't bear to throw them away, box them for your move.  Buy a smaller garbage can and store it under the sink.  You can place your old can in the garage and throw the smaller bags of trash in it.

THE BATHROOM.  Again, the countertops.  No one wants to see your deodorant, lotions, foot cream and I won't even go in to the things I have seen.  These items can be placed in a basket and pulled out for shower time and put away before you head out the door.  Oh the shower!  How many shampoo bottles do you need in there? Take a peek, I'll bet you will be surprised what you find.  Oh, the last one in the bathroom, windex that mirror, wipe out the sink, straighten the towels and close the lid.

THE LINEN CLOSET.  Are you saving bath towels that matched your 1976 color scheme just in case harvest gold comes back.  Get rid of them.  Fold or roll the remaining linens neatly to show your potential buyer there is plenty of room.  Add baskets for soaps and things.

THE CLOTHES CLOSETS.  This is easy.  Buy shoe racks and assemble.  They come in stack-ables too.  Get all the shoes off the floor and on the racks if you can.  Now is the time to go through your clothing.  The same principle as in the kitchen applies only this time, try this.  Try to imagine.  If you have grabbed a blouse or sweater more than once, to wear in the morning and hung it back on the hanger.  That piece NEEDS to go to charity.  Use your bed to organize piles before you bag the items.  Grab a pen and paper, count the stack, voila. Plus a nice tax deduction.  Then, THIS IS IMPORTANT, pick out your favorites outfits and box the rest for the move.  I hope you are marking these boxes with a sharpie as you go.

 Don't forget to wipe down the woodwork & doorjambs, dust the ceiling fans and have those carpets cleaned!

IMO A FEW GREAT PLACES TO EAT IN CAPE CORAL FLORIDA FROM COFFEE TO JAZZ

Today I thought I would share a couple of my favorite Cape Coral lunch spots that I share with my new Cape Coral home Buyers.

The Coffee Haus-  CoffeeHausWebsite   Located in my plaza at the Coralwood mall, 2300 block Del Prado Blvd S   Rear of the out building.  Always busy but you can always find a table.  They have a small menu but something for everyone.  Cappuccino, teas, omelets, salads, pastries, breads and my favorite, the  Mozzarella and Tomato on a delicious homemade bun hard roll with an order of fries.

They speak German. Wir sprechen Deutsch.   Every Thursday they get the newest newspapers from Germany. (Stern, Focus, Spiegel,...)  They also have FREE WI-FI so stop in and relax.

FORECLOSURES ARE DOWN IN LEE COUNTY FLORIDA

Things are getting back to normal in Lee County.  Foreclosures filed with Lee County fell in January to 216.  This brings us back to some 2006 numbers.  This is significant as year 2006 was before the real estate crash.  There were times after 2007 where there were over 1000 foreclosure filings in a single month.

With the Cape Coral home and Fort Myers home inventory down and permits for new, single family home construction up.  A stable market?  It certainly appears to be close at hand.

Tuesday night in Cape Coral can be one of the most exciting nights of the week if you join the lively crowd at THE JOINT AT CAPE HARBOUR

Located in Cape Harbour Marina, at the south end of Chiquita Blvd (watch for the 2 towering condo buildings) you can't miss it.  The Joint restaurant hosts a 'Tuesday Night Block Party'.  A different professional band plays music each week outdoors.  The band starts promptly at 6:00 pm and stops at 10:00 pm.  The dance floor is always packed with music lovers from ages 8 to 80.

Tuesday is also an ABATE  (American Bikers Aiming Toward Education) Bike night.  Beautiful motorcycles are displayed.
